The U.S. Senate passed the 21st Century ROAD to Housing Act by a vote of 89–10, the most significant bipartisan housing legislation in decades. Co-authored by Sen. Tim Scott (R-SC) and Sen. Elizabeth Warren (D-MA), the bill aims to increase housing supply, cut regulatory red tape, and ban large institutional investors from purchasing single-family homes. The bill streamlines environmental reviews for housing construction, modernizes manufactured housing rules, expands the HOME Investment Partnerships Program, and lifts the Faircloth Amendment freeze on new public housing units. President Trump had called on Congress to act on Wall Street home buying during his State of the Union address. The bill now moves to the House for reconciliation.
